At Safiiri, the Tenant Relations Manager is Tuua Grönberg of Newsec. In this article, she describes her role as a partner to the tenant community and shares how events and pop- up services have helped enhance the tenant experience at Safiiri.

Tenant Relations Manager – a bridge between the tenant community and the property owner

The Tenant Relations Manager is an unwavering cornerstone in the daily life of tenants, always assisting tenant companies with their day-to-day questions and needs. Ensuring a smooth workday and promoting tenant satisfaction are at the core of the role.

The Tenant Relations Manager is also responsible for facilitating communication between tenant companies and the property owner, as well as carefully listening to tenants’ needs. And when needs or space requirements evolve, for example due to growth, the Tenant Relations Manager is the natural first point of contact for moving things forward.

My responsibilities cover everything related to service contracts, from parking to property services. I aim to make everyday life easier for tenants while also staying up to date with their needs through regular meetings. This has led to strong relationships, and tenants know they can easily reach out to me.

The importance of the Tenant Relations Manager role ultimately lies in building personal and trusted relationships. In tenant satisfaction surveys, Safiiri’s tenants have also highlighted their appreciation for the manager’s quick responsiveness and professional handling of various matters.

A well-organized orientation leads to a seamless move

The Tenant Relations Manager works closely with tenants from the very beginning of their tenancy. After the handover of the premises, the client’s contact person is introduced to key practices, facilities, services, and essential daily functions.

This enables a smooth move-in process, where professionals can focus on their core tasks from day one – not to mention enjoying the opportunities offered by the business park and its surroundings.

Intriguing pop-up services and inspiring events

Safiiri is located just a short walk from Iso Omena shopping center, giving tenant companies easy access to a wide range of services. The Newsec team has also negotiated discounted rates for tenants with local service providers, including gym and barber services.

Furthermore, the Tenant Relations Manager and Newsec team organize pop-up services to enrich working life, ranging from photography to wellness services. For example, Luokse Dental Care regularly brings its mobile dental clinic to Safiiri, and a massage therapist visits the premises to support employees’ physical well-being.

Numerous feel-good events held at Safiiri have also received positive feedback from the tenant community. On “Children’s Day at Work”, children were treated to a specially prepared lunch and ice cream at the property’s restaurant. During the Christmas season, tenants’ employees were delighted by the HumbleBee Housing Project’s bee kiosk, where they were given the building’s own signature honey. This sweet treat couldn’t be more locally produced, since it is made by Safiiri’s own beehive community on the building’s rooftop during the summer.

Service offering develops further

Maintaining and developing a high-quality tenant experience is key to Newsec’s property management. Tenant feedback is therefore regularly collected and analyzed. Sometimes development opportunities are also identified through on-site presence and observing tenants’ daily activities.

In spring 2026, the business park will see a highly anticipated upgrade as the lobby and lounge are relocated to a more central spot next to the restaurant along a key pedestrian flow. The new stylish lobby will be completed in spring, with security services integrated into the lobby concept to ensure a safe and pleasant working environment.

As for the old lobby, it will not be left unused. Instead, it will be transformed into a relaxed meeting area called Safiiri Corner. This future “living room” of the building will offer tenants a comfy spot for unwinding, for example through activities and books. The space will also provide an inviting setting for informal networking and tenants’ own events and gatherings.

Once completed, Safiiri’s renewed spaces will elevate the user experience to a whole new level. The more central location of the lobby will make tenants’ everyday routines smoother, and the new Safiiri Corner will energize Safiiri further. I also believe the sense of community will grow through these adjustments. Feedback from the community on the upcoming changes has been very positive.
